A complete construction plan set formatted to print on 24” x 36” paper. What are your qualifications to design houses?
I started doing framing carpentry work in my father’s business while still in high school and I am a forty-year mechanical engineer by training and experience. I built my first house, based on plans I drew myself, in 1982. I have designed a number of houses built by other folks over the years and have now built five houses from the ground up where I directly managed subcontractors and performed a great deal of the work myself. I have also built two houses utilizing insulated concrete forms (ICF) blocks for the exterior walls where I cut and stacked the blocks, installed the reinforcing steel, installed bracing and poured the walls. I am also an experienced trim carpenter and cabinet maker with multiple remodel projects under my belt.
Are you a “real” business?
Yes! We are in business to help folks that want a real life in a real house get exactly the house they want. I am a forty-year mechanical engineer, a licensed professional engineer, a designer, a carpenter and cabinet-maker and builder. I built my first house from the ground up in 1982 and I have built multiple houses and commercial buildings in the ensuing decades. Have any houses been built from your plans?
Yes. I have designed AND built a number of houses since 1982 when I designed my first house. Since HomesteadHousePlans.com was established in 2020 we completed the Homesteader Victoria from our plans and others are now in various stages of construction.
Will a bank accept your plans for construction?
Short answer is yes. While we cannot answer this question for every bank, the recently completed Homesteader Victoria was financed by a bank in our local area. If your bank needs additional information about HomesteadHousePlans.com please reach out.
Can the plans be used in any state?
Yes, with the provision that local codes can and do vary from state to state and even city to city. Our plans are designed according to generally accepted practices but wind loads, snow loads, frost line depth, soil load bearing capability et al vary from site to site. These types of issues need to be addressed on a case-by-case basis.

Do the plans comply with building codes?
The plans are developed according to generally accepted building practices and in general compliance with residential building codes but are not warranted or guaranteed to meet any particular set of codes and standards.
Since the plans can be purchased and used to build a home in many different jurisdictions having many different soil types and climates, specific framing member sizing, energy efficiency measures etc are left to a local building professional and engineer.
Jurisdictions that will require an engineer’s stamp for a foundation or roof framing design, for example, will require that engineer to be licensed in that jurisdiction.
May I build more than one house with the plans I purchased?
The license for plans purchased from HomesteadHousePlans.com allows the purchaser to build one home from each plan set purchased. The plans may not be transferred or sold to a third party and may not be used to construct a second home either by the original purchaser of a subsequent purchaser.
