The Christmas Barn Floor Plan

This country style 2 story, 1.5 bath, 2403 sq. ft. design features an open living and kitchen area, as well as a loft area and first floor reading nook.

The kitchen is well equipped for processing and preserving the harvest. The large island has room for a 6 burner stove top for bulk canning. The large attached pantry has ample room for long-term food storage. The laundry room has space for storage shelving and 2 full-size freezers.

This floor plan is created for ICF construction, but it can be adapted for metal buildings or traditional framing.

This 4 corner floor plan is a great way to start your homestead. Large enough to live in while you big your forever house, The Christmas Barn can then be converted into a party barn, summer kitchen, food storage pantry, and guest quarters!

What’s Included in the Plan Set

Most home plan sets consist of a minimum of eight 24 inch by 36 inch layout sheets that contain sufficient information to frame the foundation, produce the intended exterior wall framing system and veneer, layout the interior and exterior of the home, purchase and set the intended doors and windows, place appliances and electrical devices and specify and purchase cabinets, shelving etc.  The purchaser will have the opportunity to personalize paint and finishes, flooring, cabinet tops and trim and molding details.

Each home plan set includes the following information as a minimum:

Sheet A-1       Title Page and Sheet Index

The title sheet includes a 3D CAD rendering of the home, an index of plan sheets, general notes and warranty and disclaimer notes

Sheet A-2       Floor Plan

The floor plan sheet contains a floor plan of the home in 1/4” = 1’ scale.  The floor plan contains sufficient detail and dimensions to accurately build the house per the drawing.  This sheet also includes a door and window schedule to facilitate purchase and may contain other details helpful to the construction process.

Sheet A-3       Foundation Plan

The foundation plan includes exterior foundation dimension and details to reflect the intent of a foundation design.  Due to widely differing site and soil conditions, climates and jurisdictional requirements foundation design must be undertaken by a knowledgeable professional engineer practicing in the jurisdiction where construction is intended.

Sheet A-4       Roof Plan

The roof plan shows a top-down view of the roof planes with slope, valley and ridges clearly indicated to guide the framing design and erection.

Sheet A-5       Exterior Elevations

The exterior elevations show all four sides of the designed home with sufficient detail to locate window heights, doors and exterior features such as columns.  Other notes such as chimney flashing may be addressed on this sheet.

Sheet A-6       Interior Elevations

Interior elevations on this sheet show cabinet, shelving and appliances located in the kitchen, laundry room, pantry and bathrooms in sufficient detail that the millwork can be specified and purchased.  It is always a responsible action to confirm plan dimensions with job site dimensions prior to the purchase of any millwork items.

Sheet A-7       Details and Sections

The details and section sheet contains details that may be helpful such as wall sections to aid in proper construction or closet shelf heights.

Sheet A-8       Electrical Plan

The electrical plan shows one possible arrangements of ceiling fans, ights, outlets and switches for the designed home.  The purchaser is free to relocate each of these items and, of course customize that selection to suit their life in their new home.

Frequently Asked Questions

Do the plans comply with building codes?

The plans are developed according to generally accepted building practices and in general compliance with residential building codes but are not warranted or guaranteed to meet any particular set of codes and standards. 

Since the plans can be purchased and used to build a home in many different jurisdictions having many different soil types and climates, specific framing member sizing, energy efficiency measures etc are left to a local building professional and engineer. 

Jurisdictions that will require an engineer’s stamp for a foundation or roof framing design, for example, will require that engineer to be licensed in that jurisdiction.

May I build more than one house with the plans I purchased?

The license for plans purchased from HomesteadHousePlans.com allows the purchaser to build one home from each plan set purchased.  The plans may not be transferred or sold to a third party and may not be used to construct a second home either by the original purchaser of a subsequent purchaser.
