





The Classic Station Garage Floor Plan
This garage and workshop combo is designed to evoke the classic service stations of the 1930’s and 1940’s. An oversized two car garage joins a 490 sq ft workshop and a 20 ft x 14 ft covered canopy. Classic lights adorn the outside to complete the period look with bright modern lighting inside the garage and workshop spaces.
The garage boasts two 9 ft wide, 8 ft tall, overhead doors and a 6 ft wide sliding barn door opens between the garage and workshop to ease moving tools and material. A half-bath opens into the workshop space so the work doesn’t have to stop until you are ready. The electrical plan includes ample 120V outlets both inside and outside the structure along with multiple 220V outlets inside and one 220V outlet to service the canopy area.
A long-lasting standing-seam metal roof covers the building with a straightforward roof-line.

8 Sheet Professionally Designed Homestead House Plan
A complete construction plan set formatted to print on 24” x 36” paper. Each plan set includes information regarding exterior and interior wall dimensions, options for permanent basement and attic stairs (for most plans), roof framing and foundation details, an electrical plan, exterior elevations, interior plan details, interior wall elevations, door, window and cabinet schedules for purchase.
Enhanced 2×6 Framing Options
Most commercial plan sets include a 2×4 lumber framed exterior wall as the basic offer. 2×6 lumber framing for the exterior walls is an extra cost option. Our plan sets include this option as part of our standard plan set. Dimensions and details defining framing the home with a 2×6 exterior wall are included.
BONUS #1: Slab on Grade & Crawlspace Foundation Details
Each plan set includes two foundation options at no extra cost. Dimensions and details are included to construct either a slab-on-grade foundation or a basement / crawl-space foundation with footer sizing per the HUD ICF Guide.
BONUS #2: Right Reading Reversed Plan Set
Each plan set includes a set of drawings for the construction of a reverse of the ICF floor plan. A 2×6 exterior wall can be constructed from the reverse plans as well with the builder making adjustments for the difference in ICF and 2×6 wall dimensions. The right reading reverse plans include the same detail as the ICF plan including floor plan, roof framing plan, slab-on-grade foundation plan, exterior elevations, electrical plan and interior details and elevations.
Frequently Asked Questions
Do the plans comply with building codes?
The plans are developed according to generally accepted building practices and in general compliance with residential building codes but are not warranted or guaranteed to meet any particular set of codes and standards.
Since the plans can be purchased and used to build a home in many different jurisdictions having many different soil types and climates, specific framing member sizing, energy efficiency measures etc are left to a local building professional and engineer.
Jurisdictions that will require an engineer’s stamp for a foundation or roof framing design, for example, will require that engineer to be licensed in that jurisdiction.
May I build more than one house with the plans I purchased?
The license for plans purchased from HomesteadHousePlans.com allows the purchaser to build one home from each plan set purchased. The plans may not be transferred or sold to a third party and may not be used to construct a second home either by the original purchaser of a subsequent purchaser.
